How does splitting commissions with other real estate brokers work?

casa united's partner network is intended for use by registered, commercial real estate brokers — not private sellers. All members must accept the General Terms and Conditions of casa united.

Every real estate broker or property seller participating in casa united’s Multiple Listing System is prepared to give their colleagues a share of the commission earned by successfully closing a sale.

The real estate broker or seller listing a property offers his or her colleagues in the casa united (MLS) Partner Network a commission split in the event of the deal being closed.

The commission must be specified either as a fixed percentage of the listing price or as a fixed fee in the following currencies: EUR, USD, GBP, CHF. If no fixed amount is specified, the percentage specified by the seller is converted to a fixed amount in the given currency. The secondary commission quoted in the respective listing and in any one of the aforementioned currencies is the only one that is binding. The amount is displayed in the respective currency next to the property listing; it is naturally visible only after login and only for network members. The commission specified by the seller in the property listing must be paid even in cases where the actual purchase price is higher or lower than the seller's original listing price.

Real estate brokers can accept or reject inquiries from colleagues. casa united may also refer potential buyers. If a customer referral is accepted, the agent undertakes to pay the secondary commission as specified if the respective property is sold and grant customer protection for this customer. The agent's claim to commission against the seller of the property at issue arises from the listing agreement which is generated automatically by casa united and which is stored in the system and may be inspected by the seller before accepting the potential buyer. If the agent wishes to earn commission from the sale of a different property to the customer he or she referred, then the customer's complete contact details must be transferred to the seller using the PDF form provided by casa united. This must be done separately for each additional property and confirmation of commission must be obtained from the seller for each additional property, unless this is already covered by the customer protection granted in the listing agreeement.

In addition, the agent may also enter into a separate customer protection agreement with the seller without involving casa united. In such agreements, the seller agrees to grant a commission to the agent for each property sold to the agent's customer.

casa united is not a party to individual agreements between members and acts only as the provider of the technical platform required. Independently of the above, every member is naturally free to enter into separate agreements concerning the payment of commission and other matters directly with the respective colleague by letter or email.

How can I ensure that I'm paid my commission?

  1. Your colleague is a member, just as you are, and thus has also accepted the General Terms and Conditions of casa united.
  2. Your colleague uses the casa united service to confirm the protected status of each and every customer and the fact that the specified commission will be paid if the sale is made. In some cases, you may have made an additional, direct agreement with your colleague.
  3. If your colleague fails to make the payment and thus does not abide by the mutually-agreed terms, they will be excluded from the partner network and permanently barred from further participation in casa united. Additionally, you are free to take legal action against your colleague; in this regard, please also see § 10 (2) of the General Terms and Conditions of casa united.

Is it possible for duplicate properties to be listed in the service if a colleague has the same listing?

Yes:  the service cannot eliminate duplications since the pictures or prices involved may be different. However, in such cases your property listing may be the first to be discovered and result in a sale.

What advantages does signing up offer for developers?

  1. An international sales network.
  2. All members can refer customers to you.
  3. You can list your construction projects on the casa united Website (together with pictures, plans, videos, etc.)
  4. Each individual unit is shown separately.
  5. Your listing can be viewed worldwide in at least ten languages.
  6. The more commission you offer, the greater the response.

How do I list a property?

All properties may be listed on the casa united Website using a standard Internet connection in one of at least ten available languages; once entered, listings are translated into all other languages automatically. This boosts the visibility of your listing and hence your chances of selling.

You may attach pictures, videos or PDF files. Describing your properties is simple: just click the relevant features.

Why does casa united offer the option to print out the storefront sales particulars?

We want to enable our members to react rapidly to the market. We have integrated the following features since it is usually time-consuming to do your own graphic design:

  1. All listings can be printed out or forwarded in at least ten languages.
  2. Ready-made sales particulars for your storefront can be printed out (in A4 or A3 format) with your company letterhead, and also in at least ten languages.
Please note that the company name you provide to us when registering will be the name used for the printed sales particulars.

How is casa united able to offer this kind of global network free of charge?

Our business model is not based on membership fees but on intelligent cooperation and our appeal as an advertising platform. We generate new business contacts and attractive cooperation models with providers of services relevant to the industry. This enables you to enjoy casa united completely free of fees or commission. casa united does not participate in the commissions business between real estate brokers.

Why does casa united allow attorneys and tax consultants to join its network for real estate brokers?

A large number of real estate brokers or investors are represented solely by their attorneys or tax consultants. Since casa united is an "internal" network, it offers attorneys and tax consultants the ability to list their clients' properties here, even if they would not normally advertise out of concern for their status.

How can I cancel my membership?

casa united places great value on the independence and autonomy of its members. You can cancel your membership at any time.
If you go to "Settings", you can cancel your membership in the “Termination” section.
